Residents of a building at No. 22 Ifesowapo Zone, near Olunde Primary School along Ayegun Oloju Oro Road in Ibadan, have raised concerns over alleged ritual activities carried out by their landlord at the entrance of the property.

According to multiple tenants, including Mr. Idris Dauda and Mrs. Alabi, the landlord—identified as Alhaji Abdullateef Adesina, popularly known as Japo—has been involved in disturbing practices and was seen performing a blood ritual on June 5, 2025. Witnesses claim that Alhaji Adesina, accompanied by his son, slaughtered a white fowl and spilled its blood at the building’s sole entrance, a location used daily by all tenants.
The residents, visibly alarmed, contacted well-known Ibadan-based investigative journalist Seun Aribikola to intervene and bring attention to their plight.
Reports indicate that issues between the landlord and tenants began in late 2024 when Alhaji Adesina allegedly started invoking curses on occupants. Despite attempts at mediation, the situation remained unresolved and was eventually reported to Boluwaji Police Station. Officers there reportedly cautioned the landlord and suggested that the tenants vacate the property to maintain peace. A verbal agreement was reached, setting a deadline of July 2025 for all tenants to move out.
One of the tenants, who rented her unit in January 2025, said she still has six months remaining on her lease but has already begun searching for new accommodation in line with the police recommendation.
When journalist Seun Aribikola and his team visited the property for an investigation, the landlord allegedly refused to come out or respond to inquiries, remaining indoors throughout their visit.
The incident has left tenants distressed and fearful, with calls for further investigation and intervention by relevant authorities.
